Clean a space once and it looks finished; run the HVAC for an hour and a grey film reappears on every horizontal surface. That is why real post-construction cleaning is phased rather than a single pass — and why a general contractor who schedules only one clean ends up paying for a re-clean two days before the walk-through.

Phased cleaning that matches the construction schedule

A rough clean removes debris, dust, and material scrap so remaining trades can work and so the space can be inspected. The final clean is a detail job: every surface, every fixture, every track, every pane of glass, with HVAC-driven resettlement accounted for. The touch-up clean happens right before the punch walk or the tenant's first day so the space is presented at its best. We schedule around your critical path and can add crew when the certificate of occupancy date moves — which it does.

Detail work where the dust actually hides

Top of door frames and casings. Inside window tracks and sill returns. Above cabinets and inside drawers and toe-kicks. Light coves, diffuser fins, sprinkler escutcheons, exposed conduit, and joist bays in open ceilings. Behind toilets and under sinks. Elevator tracks and thresholds. Stairwell nosings and handrail undersides. Punch lists get written from exactly these places, and they are the first thing our final-clean checklist covers.

New-surface protection and correct removal technique

New finishes damage easily and the wrong approach costs more than the cleaning. Fresh floor finish, mill-finish metal, anodized frames, coated glass, natural stone, and new paint each require specific tools, pH, and pressure. We remove stucco splatter, paint specks, silicone, adhesive, and label residue from glass and fixtures with the right scraping and solvent technique, vacuum with HEPA filtration rather than blowing dust around, and haul away construction debris and packaging so the space is genuinely turnover-ready. Licensed, bonded, insured, and COIs go to the GC and the owner on request.
