VCT that never gets burnished loses gloss, then gets scuffed, then traps soil in the micro-scratches until the only option left is a full strip and four coats of finish — the most disruptive and most expensive service in the catalog. Tile and grout follows the same pattern: grout lines absorb mop water and soil until a routine mopping program cannot touch them and the floor needs restorative extraction.

Cycle-based maintenance instead of annual strip-outs

We map your floor types, traffic patterns, and finish condition, then set a written cycle: routine daily care, burnishing at a set frequency, scrub and recoat when gloss and coat thickness call for it, and a full strip only when the finish build is beyond recoating. Buildings that follow the cycle usually go several years between strips, and a scrub and recoat costs a fraction of a strip and wax while producing a floor your tenants read as new.

Right equipment, right pads, right chemistry per surface

Auto-scrubbers, swing machines, high-speed burnishers, propane and battery burnishers, grout extractors, and diamond pad systems are not interchangeable. VCT takes commercial finish and burnishing; LVT and no-wax vinyl usually should never be waxed at all; polished concrete needs densifier and diamond maintenance, not acrylic finish; terrazzo, sealed concrete, quarry tile, and hardwood each have their own limits. Using the wrong pad or the wrong pH is how floors get hazed, streaked, or permanently damaged — which is the most common thing we get called in to fix.

Wet-floor signage, barricades, ventilation, protected baseboards and door frames, and edge and corner detail work are part of the job, not an upcharge.
